The colocation market is living through an unusual period: demand is exploding under the effect of artificial intelligence while server costs climb. Here are the trends that matter in 2026, read through a single lens: what they change for your budget.
Estimate my cost →AI-dedicated data-center projects run to hundreds of megawatts and concentrate on the big hubs, where they strain land, power and connection lead times. The consequence for everyone else: capacity gets booked earlier, and hub prices trend upward. Anticipating your needs 12 to 24 months out becomes a real purchasing lever again.
Since late 2025, memory prices, drained by AI, have risen sharply, and increases reach even hardware already in production. Two buyer-side counters: refurbished hardware, whose components were paid at yesterday's prices, and contracts with written indexation clauses rather than unframed increases.
Between virtualization licence hikes, data egress costs and usage-bill drift, many companies bring their stable base back to colocation and keep only the variable load in the cloud. This hybrid movement, base in colo, peaks in cloud, is settling in as the sensible architecture.
GPU servers push racks toward 10, 20 kW and beyond, out of reach of classic air cooling. Containment, liquid and adiabatic systems are spreading. For the buyer, allowable density per rack and the cooling method become selection criteria in their own right.
Data location, law applicable to the provider, immunity from extraterritorial laws: what used to be a legal topic is entering specifications, well beyond the public sector. Frameworks like SecNumCloud and European-owned offers gain a measurable commercial edge from it.
Against strained, expensive hubs, the regional mesh offers steadier prices, the proximity to intervene yourself, and a sovereignty argument verifiable on site. For an SMB whose users are in the region, it is often the best cost-latency-control balance.
Nothing points that way on the big hubs, where AI demand keeps the pressure on. Regional markets stay steadier. The best protection is contractual: term, written indexation and a fully priced scope.
Waiting exposes you to higher prices and longer lead times on the hubs. If the need is real, better to sign on a rigorous comparison today, with a growth clause, than to hope for a relief nothing guarantees.
